Monday – March 9: Parts of a Real Estate Transaction:

Buying a home is one of the biggest financial decisions most people will ever make, and in Oklahoma, one of the most important parts of the process is the inspection period. As a Broker Associate here in Norman, I often tell buyers that this short window of time can make a huge difference in the long-term success of their purchase.
The inspection period gives buyers the opportunity to take a deeper look at the home they’re planning to purchase and decide whether it’s truly the right fit. It’s also the buyer’s best opportunity to negotiate repairs or concessions with the seller. Understanding how this period works can help you approach your home purchase with confidence.
What Is the Inspection Period?
In Oklahoma real estate contracts, the inspection period is a set number of days after the contract is accepted where the buyer has the right to conduct inspections and evaluate the property’s condition. The specific length is negotiated in the purchase contract, but it is often around 10 days.
During this time, buyers can hire licensed professionals to inspect various aspects of the home and identify any potential concerns. The purpose isn’t necessarily to find a “perfect” house—very few exist—but to understand the condition of the property before finalizing the purchase.
What Happens During the Inspection Period?
Once a contract is executed, the clock starts ticking. Buyers should schedule inspections as soon as possible to ensure everything can be completed before the deadline.
Typical inspections may include:
A general home inspector will review major systems in the home, including electrical, plumbing, roofing, structure, appliances, and heating/cooling systems. After the inspection, buyers receive a detailed report outlining any findings.
The Negotiation Opportunity
One of the biggest benefits of the inspection period is the ability to negotiate repairs or financial concessions with the seller.
If inspections reveal issues, buyers typically have several options:
In Oklahoma, buyers submit a written Repair Request to the seller before the inspection deadline. The seller then has the option to agree to the requests, propose alternatives, or decline them.
This is where a knowledgeable real estate professional can make a significant difference. Negotiations often require balancing the seriousness of the issue with the realities of the current market.
Why Timing Matters
Because the inspection period has a firm deadline, timing is critical. If buyers do not complete inspections or submit repair requests before the period expires, they may lose certain contractual protections.
That’s why I always advise my clients to:
Being proactive keeps buyers in control of the process.
A Word to Buyers: Inspections Are About Information
It’s important to remember that inspection reports often look overwhelming. Even well-maintained homes will have a list of recommended repairs or maintenance items. The goal isn’t to find reasons to cancel a purchase—it’s to understand the home and make informed decisions.
Some issues are minor and expected. Others may require negotiation or professional evaluation. The key is knowing which is which.
Why Local Guidance Matters
Every state has different contracts, timelines, and negotiation practices. In Oklahoma, the inspection period is one of the most important safeguards for buyers, but it only works well when handled strategically.
Having a local agent who understands how inspections, repair requests, and negotiations typically play out can make the process much smoother—and less stressful.
